109 Street plan to get some tweaks

Last month’s open house on the 109 St. Development Plan has already had some effect: as a result of the feedback received, planners are looking at reducing the suggested density of some properties south of 75 Ave. City Planner Doug Kostashuk notified the adjactent communities of McKernan, Parkallen, Allendale and Queen Alex that the planning department is now considering rezoning properties between 73 and 75 Ave. to RF6, while remaining properties south of 69 Ave. down to 62 Ave. are to now be rezoned to RF5 under the plan. RF6 (Medium Density Multiple Family) Zoning allows for stacked row housing, semi-detached housing and duplexes, while RF5 (Row Housing) Zoning allows for row housing and semidetached housing. The proposed RA7 (Low Rise Apartment) rezoning concept is to remain intact north of 75 Ave. to 82 Ave. and on blocks immediately adjacent to the commercial node between 69 and 72 Ave. Communities will be meeting with Planning representatives in December to hear more details and to comment on this revision.
